September!

I'm opening up this blog again, as promised. The "rules" are basically the same. You can rant or cheer about what's happening here or even in the city as it relates to us. Please no relatively baseless accusations, especially, with names. Remember that some problems are the management's own choosing, based upon Tishman Speyer's reign, and will not go way, and, we predict, will only get worse for now. Some things will get better. I think. I hope.

Just in case: I also have to warn that posts may have to wait a while before they are public. This is due to my lifestyle, more than anything else.

I am so happy that you are back. This is the only blog that tells it like it is. Decided to leave another ST blog because I was attacked every time I criticized management. I think that some of those people are the same ones that management recruits to write positive ST reviews on Yelp. They twist your words and then go on the attack. As the summer ends, we are still being bombarded by dogs, air bnb tourists and students. U-hauls and suitcases galore. Have to wonder why I didn't see one security officer walking around Saturday night at 11 P.M. as I came off the subway and walked into the development. What are they here for? During the day they are all around chatting and standing around.

This place definitely needs to be spruced up. (I'm using a nice and gentle
expression.) I get it that Rick and Company are trying, but they (or someone below them) has to open up their eyes and, finally, give out stern warnings, to follow that up with actual action. Without action, the rules are purposeless.

Of course, no amount a "sprucing up" will get rid of the dog situation. Thanks to Robbie, that situation is with us and getting worse, probably for life.

This place is looking better but still has a way to go. There is litter all over. The benches are taken over by hospital workers & homeless- at times. If PS walked or biked around, they would see this. I see it, and why don't they??? The packages in the lobby are becoming more & more abundant. Something must be done about that. It is only going to get worse because more young people will be moving in. Is there a plan? Carpet rules are not enforced. Many people have upstairs neighbors who are noisy. I know people who don't complain about this because they are afraid of retaliation by management. It's rampant throughout the complex. We need to enforse 80% carpet rules. The dog issue is out of control. People just come onto the property from outside so they can walk their dogs. No one confronts them. We still have a way to go. The dead shrubs just stay in place. Why are they not removed??? They are dead. There is no reviving them!!! Please Rick- let's continue our mission- to make STPCV what it used to be.

What is exactly is the upside from the standpoint of the security guards in this project to challenge people who are breaking rules? There sure is a lot of downside though. To say "it's their job" is irrelevant.

Depending on the wind, it seems, PS can and do challenge people breaking the rules. Admittedly, some PS turn away and don't want to confront; others don't mind saying something.... I don't think there is one policy that is strictly followed.

Grassy areas around Playground 4 constantly used as dog runs. Doesn't PS monitor this area on their cameras??

PS doesn't "want trouble," that's why there is less of their enforcement, if any. I think this lack of enforcement is a major problem and one that management will have to deal with sooner or later. It's only gonna get worse if it doesn't. BUT... most people, it seems, are satisfied or don't speak up. Hey, it's New York, they say, not knowing what it was like before Tishman Speyer.

Of course, management will say there is enforcement. Perhaps they are correct on this and that, but it seems minimal when we are faced with a myriad of problems. Some problems, like the dog issue, will not go away thanks to Robbie. We also have the "public access/private property" matter that, unless I have not been reading well, has not been settled by NY state. Our walkways are cracked all over the place (parts of Peter Cooper are particularly bad), but this wasn't the case when MetLife ruled during the glory days of this property. Not only were dogs not allowed here, but walkways were indeed walkways and meant for pedestrians. None of these bicycles, zambonies, golf carts, etc. That was prohibited back then. Not so now, so the walkways, which are only for pedestrians, are a mess.

I've been thinking about this. More than half of the apartments here are market rate (despite the fact the politicians say we are all rent-stabilized, which is typical bs-talk from them). That means that there is a base rent that management can charge, which is usually higher than the "preferential" rent. The "preferential" rent is typically what you are charged, if the base rent is too much. One wonders what the figures are: base rent; that is, the actual rent that management can charge. There will come a time with most market rate apartments when the base rent will be high, and so management can play around due to the dictates of the market. I'm sure it is doing that to a segment of apartments. Now to figure out a new dimension: De Blasio's 5K apartment mandate for this complex. Of course, we have to take into account the ST/PCV air rights that Blackstone can now sell to other properties in the city. It's a bit of a mess, one which we will try to figure out!

oh yes, STR. The goal for them is to have all and i mean All way above base so they can do whatever and charge any amount they wish. They repeatedly do this and show us all this by renovating and renovating and renovating. Hell they're renovating is bs and we all know it. they can just keep renovating the renovated units and before long, each will be over 7 k at base. Well played. thanks to the good ole Dhcr approving their lies.

I don't understand why management can't be more proactive in weeding out the air bnbs. If an apartment is rented on a short term basis to a tourist, I would assume that they would have to get a card to get in and out of the building, thus registering with management. I also don't see why security cannot be stationed at the loops to question these air bnbs about where they are going. I would not be surprised if management is aware of many of these illegal rentals. I don't believe their feigned innocence and broadcasting that they are very aggressive when they find out about it. In the last few days I have seen many of these tourists, one guy with a plastic bag on his wheeler and 4 guys with pillows and suitcases from a European country.

Why do they want us all out? I know they are salivating at the thought of all the elderly RS tenants dying, and if they could somehow kill them and get away with it, they no doubt would. But why do they want the MR people out?

Easier than that, they can check the AIRBNB notices for Stuy Town/Peter Cooper. That's just the first step.

Tonight because I had to go to Associated, I saw a few things of "interest." That 14th Street work at night!, for the service roads--you've got to get kidding. All the old ladies can thank Dan our Man for setting this up. Like it's particularly needed!

Anyway, how about this within 1/2 hour as I sat on a bench trying to enjoy the cooler weather:

Multiple bicycle riders about the Oval. Only one got off when confronted by PS, who seemed to be around for 5 minutes or less. The guy in the booth? Couldn't care less from what I could tell. Head buried while bike riders whizzed by. BTW, the bike riders were overwhelmingly not food guys, just your average ST joe or jane. No surprise, but this is what happens. And it does happen, as everyone knows or should know.

Three, yes three, dogs being walked by the fence on the southern lawn. Well inside the dirt path where it says no dogs allowed. Two of the dogs did do-do. At least that was picked up by the owners.

One dog casually walked around the Oval dirt path inside and around. No one cares. What's it to you?

So that's it. Just a brief sample of what happens during the later hours. As expected, but still disappointing.

Most of us pre-Tishman Speyer tenants are "old" or getting there. We are valuable. We are the last that know what this place really looked like.

The problem is that many of the pre-Tishman Speyer tenants are being bamboozled by Rick and Blackstone's big PR onslaught. They really believe that this place is becoming the oasis it once was and are blind to the fact that as long as there are continued increased rentals to tourists and students, it will keep deteriorating. True, the maintenance service may have improved, but the root problems keep festering.

It really would behoove someone in management to read this and a couple of other ST blogs, to include the official TA one, every day. Whether they do this or not is another matter. Don't read just the "it's great, I love the flowers" posts, which are nonsense and come very infrequently. I challenge all those "it's wonderful" posts and have done so in the past. Read the main beef. This place has its good points, but it is also filled with rules being broken frequently. Just take a walk and look.

The TA has dropped the ball so many times, I don't think they can be trusted. They should have weighed in on the stinking Roberts settlement and put up a fight when all those commercial eyesores and the infamous "bunker" were being put in place. We have nobody in our corner who has any power. Dan Garadnick is certainly not our friend, neither are DiBlasio and his cronies. It's very depressing. I'm a tenant who remembers when PCVST was absolutely beautiful, peaceful and well-run. I have no intention of leaving until I croak (or hit the lottery), but I can't say that I like the way it is now. It is very much a dorm/hostel/short-stay/tourist accommodation, and it is going to be worse when the new condos on 14th are built and Target and Trader Joes are installed there. We will have thousands of people walking through the property and many of them will have their dogs with them. More bicycles speeding through, too. They make the grounds absolutely terrifying for elderly and disabled. They are also a threat to the tots, but at least they have their mamas to protect them and they are worse than Braveheart's warriors if they perceive any threat to their kids! Wouldn't want to mess with them! They would probably drag someone off his bike and stomp him into the ground if and when a tot gets hurt by an ass on a bike or moped!

I would have to think that management reads the TA and ST group blogs, maybe not this one, because it is real. Unfortunately although there are some realistic bloggers, the TA and ST group blog are full of Rick worshippers and there is also a bunch of snarky ones who constantly post that ST is a wonderful oasis and attack those who make critical remarks about management. I really think that Blackstone will continue with their PR campaign and only address individual issues, not core problems. They intend to make a profit here, whether the whole place is occupied by NYU or it becomes short term rental.

@ 4:22 pm: I was leaving Gristedes this afternoon when I saw a guy on a bicycle zooming down the bike lane while reading his tablet/phone whatever. There was a disabled man on a scooter thing and a little girl on a bicycle in the same lane. He almost hit them. The bicycles are out of control. The cops need to crack down on them, but before that can happen they need to be forced to buy insurance and be registered. Any unregistered bicycle rider should be subject to arrest. These MoFos are just as dangerous (maybe more so) than those assholes who cause all the death and carnage on the BQE. I pay taxes and I resent being threatened by these miscreants on bicycles who are almost as dangerous as drunk drivers and are given a pass by our "environmentally friendly" politicians who are unlikely to ever have the crap knocked out of them while they are riding around in their chauffeur-driven cars at tax payers' expense. I am so SICK of these "progressives" who are no fucking better than the elitist one-percenters and just do not live in the same world that we hard working, over-taxed middle class live!

Anyone have an upstairs neighbor who is so hostile that every time I put on a TV (so low I have to use closed captions) at any hour of the day - yesterday at 6:45 PM!! or night -(not after 11 Pm most nights much earlier) he starts dragging furniture around the apartment (no furniture glides, or drops what sounds like 25 pound weights on my head? This has been going on for a couple of years. Finally called Security and they confirmed the TV was low enough not to be a problem.
This is a guy under 40 who sounds like a big caffeine freak. People say to me "What's wrong with him?"
I agree - when Target and Trader Joes come in this place will be more of a zoo than it already is. Except for the landscaping this place is unbearable. Unrecognizable from even 10 years ago. Making plans to leave ASAP even with my under $1200/month rent.

Apart from this blog and the strictly moderated TA facebook, what other blogs are there? There are a couple of yentas on the TA fb that will always jump in and correct and snark at anyone who they think is even slightly off topic or dares to make a comment they don't like. (Actually, it may be one yenta with two names, but the Peter Stuyvesants don't seem to mind that.)

I've never heard of any other ST blog and I don't think the official PCLiving (or whatever it's called) facebook page counts because that is moderated by Management and nobody dares to criticize unless they want to be banished!

It's pretty good, though at times it can suffer from the same things as the TA Facebook. Latest controversy, if it stays long, is public access vs. private property, with a push toward STPCV obeying the laws of the city.

If ever the ruling is that STPCV has to obey the rules of the city (which I think it does, regardless of "private property") and that the walkways are actually that and not also roads, then this property is in real trouble as there will have to be enforcement of the city's rules.

There is a poster who is really putting in a lot of hard work on the legality of the bicycle fiends on the property and, occasionally, the yenta(s) snark at him. He is doing a valuable service for tenants with all his dogged research and determination. I hope he prevails and that there will eventually be positive results from his work. The yentas can go to hell.

@11:57 AM: Don't move out just because of the turdwad who lives upstairs from you! He is harassing you and you can file a complaint against him. You might want to drop him a note telling him that if you move out, they will renovate your apartment, which give him about 4 months of extreme noise, and then they will put in about 4 students. THEN he will know what it's like to have noisy downstairs neighbors! Tenants with uncarpeted floors are a nuisance to their neighbors below and above them because the noise echoes and carries. We know the students are not required to put down carpets (or so it seems), so they will really give your neighbor grief!

I was snarked at persistently on the TA site just because I criticized management. The posters would twist my comments, going so far as to call me xenophobic because I criticized airbnb renters (tourists) and one nasty one told me to move if I don't like it here. I left the group because these people made me so angry and I didn't want to go back and forth with them. their comments were ignorant and misguided. In addition, TA seemed to justify everything.

Oh, I am soooo jealous of you in your Roberts apartment. Maybe because I am in a real rent-stabilized apartment and they didn't raise my rent mid-lease and I don't have to worry about "real" or "preferential" rent status. Did you get your $1.25 from the "settlement?"
