Out of Control

I'm not saying this is the worst place to live. On the contrary, there have been improvements in our landlords, and the improvements have been appreciated and, I hope, noted, at least someplace. That said, when I walk through the property for a brief time, I have to state that things are "out of control." Oh, there is a measure of control and Management memes that will state that this is just normal living in the city. Don't believe these memes. As someone who has been living here for around 30 years, I can tell you that these Management memes are a lie, and just meant to pacify and explain to the "new tenants" (who are paying a lot of money for their Stuyvesant Town or Peter Cooper Village rooms) that things were always like this, so don't bitch, be happy.

When I step outside, I am aware of more and more "out of control" visual incidents around here. It could be outside dogs and their owners that are never escorted by Public Safety out of this property, it could be the amount of dog stains and smears on the pathway (and increasing in number), it could be the thrown-out uncovered mattresses or general garbage that is on the loops, it could be the outdoor "gym" that is rarely used by a lot of tenants, it could be the "golf" carts that are increasing in number and going this way and that (watch out!)--it could be a lot of things that tell me that this place is "out of control." And some tenants have it worse, depending on their building and neighbors.

I don't plan to "give up." But I will take photos, I will speak my mind. And I will try to change certain things even though it can be a very uphill struggle. I also have a life that is not focused all the time on what is happening here. I have other things to do. And there are tenants who are trying to change this place for the better, as I am. Nothing is easy, so the saying is. And indeed nothing is easy.

It is out of control. Blame falls on Steve Schwarzman owner of Blackstone, his best friends Mike Bloomberg and Martin Sorrell (who was just ousted from his company by his board for misappropriation of company funds, personal misconduct and allegedly a brothel visit to a prostitute photographed by WPP employees.

StuyTown as it is today, crappy, loud, overpriced is the vision of Bloomberg, Sorrell and Schwarzman (and the TA Board who also has a dubious treasurer with a history of misappropriation of company billing). Martin Sorrell's company WPP Grey Group G2 explains the vision these three short, little best friends have for the property.

Our lives are being made miserable because these three best of friends concocted a vulgar plan to disparage the long term tenants and replace them with more "hip" tenants. Ridiculous as it sounds because there is nothing hip about Martin Sorrell, Mike Bloomberg or Steve Schwarzman or their herculean egos.

Many other twentysomethings have also taken to Stuyvesant Town, in some cases to the chagrin of existing tenants.

“They build pressurized walls and stuff four people into two bedrooms,” said longtime resident Soni Fink. “They come out in the hall to talk on their cellphones because there’s no privacy in their apartments and their stereos are blaring all night. This place is not like it used to be.”

The complex consists of about 70 percent rent-stabilized units; the rest go for market rate, said Al Doyle, president of the tenants association, who has lived there his entire life.

“The number of rent-stabilized tenants is dwindling,” Doyle said. “We’ve had a lot of senior citizens who have left for retirement homes, or moved out for medical reasons, or they’ve expired.”

Published reports place the vacancy rate at 5 to 10 percent.

“At Stuyvesant Town, the first thing you think of isn’t necessarily hip or happening, but the demographics are changing,” said Daniel Garodnick, city council member and lifelong resident of Peter Cooper Village. “I see more grad students and young professionals around here every day, but there are also a lot of empty apartments.”

Please don't give up, STR. You are our one and only voice. We have no tenants association and our elected representatives do not care about us. We really do appreciate you. I know that I would pay a fee to read and comment on your blog if I had to. I wish there was a way we could show our appreciation and compensate you a little bit for all the time and effort you put into keeping this blog up and speaking the truth. You are the only one who speaks the truth about this place.

Please don't give up. We know you have a life and we understand when you take long breaks. But please don't go away. Management and the TA would love that, but we would be left without a voice. We really, really need to have a real tenants association, but I somehow can't see that happening because the one that is in place is totally in bed with Management and local politicians and would never relinquish their "power," even though they do absolutely NOTHING for the tenants. Their shitty Facebook page is a joke. It is very carefully controlled and, although some truthful comments and photographs get through, the posters are quickly assaulted by the Cheerleaders and the bitter and resentful who blame RS tenants paying lower rents for the deterioration of the QOL.

The real RS tenants are hated for just being alive and living here!

No, it's not the worst place to live. Live in a public housing project in the South Bronx like I did in the 60's through the mid 70's and that will give you some perspective on shitty neighborhoods.

I don't spend much time at the Oval area or even walking near there and I've been living here for 40 years. I'm more concerned with the people who surround my apartment because they have a direct impact on my day-to-day living situation.

Once dogs were allowed here by Tishman-Speyer I knew this area would change for the worse. The move towards a college demo was the death knell for Stuytown. This area is way overpopulated with all the students not counting all the illegal people probably living here.

You can make yourself crazy by focusing on all the 'infractions.'

Stuytown will NEVER go back to the days we remember. People need to accept this fact.

I would never pay the rents being asked. My rent is less than half what new tenants are paying for the same size apartment. I think to myself what SUCKERS but then again Manhattan market rates are pricey as we all know.

People who live here know the truth, and it doesn’t matter what people on the TA Facebook page, Stuy Moms, or even here tell you. The proof is in the things we all see on a daily basis, and the photos STR supplies on an almost weekly basis (for people who like to claim ignorance).

The real way to hit them is on Yelp, and any external review sites where people who don’t live here go to look while looking for an apartment. That is why you see Peter W on Yelp and not the internal Facebook groups or this blog. They don’t care about people they already have in here, just potential clients.

Why do you think they have the ridiculous events? To promote to outsiders at the expense of people already in here.

This place is still a good buy if you are rent stabilized. Market rate, on the other hand, is highway robbery. They have nerve charging those high rents for this dump. If they lowered rents they would get a better demo. That would be a step in the right direction. Also clean up the grounds with proper garbage disposal and do away with that crap entertainment. I guess it will never happen . They have their plan.

9:35, I disagree with you about Yelp. I think they care a great deal about Yelp reviews, which is why Peter W responds to every single review that goes up on there. Yelp is their lifeline to new tenants, and the difference between minimal vacancies and a lot of vacancies.

If you have potential renters (students), and their parents live halfway around the country or world, where do you think they’ll look when doing research on their child’s potential living situation? Yep, it’s going to be Yelp.

Negative reviews on Yelp do not affect them. They can rent these apartments to students, Airbnb and city subsidized to make money . There is an endless pool of the above groups. My building looks to be about 50 percent NYU now.

The NYU students and tourists pour in despite the negative Yelp reviews. They seem to turn over the vacancies pretty quickly. They may respond in writing to Yelp reviews but they don’t improve anything. At these high rentals they know that they are getting few families . Thus they are creating more dorms, air bnb, etc, short term rentals. The reviews don’t seem to have hurt their student rentals. Apartments in my building are filled quickly.

This article sums up everything wrong with the old democratic machine especially Wasserman's quote. She acts as if the People have no say and the democratic machine gets to decide who stays in office representing the people who even gets in - in the first place. That may have been the way of the past. With the loss by Joe Crowley it is a era and a much better era than the failures of the 20 years Joe Crowley and a lot of the old democrats clubby pals.

The democratic machine is broken and corrupt. The party has an opportunity to fix itself but from this article until Pelosi, Yarmuth, and Wasserman are out of office that may not happen so fast (and for that fact Maloney and Schumer).

Are you interested in trying to find a media outlet (Town and Village, at worst, but there are many other newspapers up to and including NYT) to bring accounts of Blackstone's refusal to fine AirBnb and other short term rentals? Or enforce the clause in the lease regarding carpeting?

Those concerts a few years ago--now, those were loud. and with the echoing and the acoustics around the oval, it sounded like a legion of demons in your apartment.
But, I think they have lowered the volume.
Sorry, this is just not going to be a priority for me. I'm willing to sign a petition or say it's a problem, but if that's what a group is working on as their biggest problem, that's not a group I can join. It's also 7:11 PM as I write this and there's no noise whatsoever from that movie...all the noise is my FUCKING GODDAMN SHITHOLE NEIGHBORS, who incidentally have both a nanny and a stay at home mom who I'm sure is part of the Sainted Martyr Mother's of Stytown group.

Did they report that as part of the deal they made in that the City would give them tax breaks, air rights and big taxpayer subsidies on market rate rentals? The City gave away this property, the people who live here and a boatload of money after the developers Brookfield could not immediately build the luxury hotel they announced in 2013.

Well said, I agree 100%. I'm in the same boat as you. It doesn't seem that people WILL accept this fact though. I know several market raters who try to negotiate new leases to no avail. This doesn't sound like a company that had difficulty renting apartments. We're all essentially irrelevant to Blackstone (real R/S tenants) and actually, the more we're displeased living here the better from their perspective.

Today on the 14th St loop and on the sidewalk there was mounds of garbage. Some of it was covering a fire hydrant. This included uncovered dirty mattresses. It was finally collected but was out for about four hours. If Hayduk thinks that this is acceptable on a “luxury “ property , he is mistaken. It is disgusting and contemptuous.

Some of the things are in hands, supposedly, of the politicians in Albany. Right now, I am more concerned with what is happening around me, which is in Blackstone's hands. The stuff in Albany...people can and do vote, and the politicians should listen to them, but we have talkers instead of fighters. So, on some of these issues, just vote. As for Blackstone, all the issues at the lower part of your list are a concern. But Blackstone does not care as long as they have cheerleaders, which includes these days our TA.

Instead of instantly jumping on the "green" bandwagon, think of the possible consequences. This reminds me of the tobacco fuss where cigarette manufacturers would tell you that no harm would come from smoking cigarettes, and they would have scientists back them up. Well, maybe no harm to some, but to others, something different. Same thing is happening now. The people behind going solar are pushing this feature as exciting and forward thinking. Meanwhile, there IS contradictory evidence. After about 20 years, we will know better. Some of us may not live that long, and some may, just may, become ill from this new and exciting feature. And what about cellphones? We are finding out that they are not just harmless "necessities."

Blackstone is in ongoing VIOLATION OF THE ZONING LAWS FOR THIS PROPERTY, which states that these so-called amenities are for RESIDENTS AND THEIR GUESTS ONLY. There is absolutely ZERO vetting of resident IDs for any of the events that take on the Oval - movies, music, Greenmarket, etc. - or for 5 Stuy Cafe. This is where they are LEGALLY VULNERABLE and how, if the TA had any backbone, they could truly fight what is going on here. If Blackstone were forced to ID everyone who participates in any of these amenities, you would see how quickly they would all disappear.

Actually for years according to TA former President John Marsh who said that the TA Board worked tirelessly for years on the Blackstone deal. It is not just "these days" but for years before the Town & Village published the Gratitude letter from John Marsh which was posted on this blog. The letter was in Town & Village in 2016 so for years before 2016 the TA board are cheerleaders for Blackstone.

Yes it is out of control but they did not get to build their hotel on the PCV site as planned in 2013 and again in 2015. They did not get their big payout from the Steinberg illegal hotel and bed bug tracking report scheme. They are stuck here too in this mess because there is no luxury hotel and no big payout from the bed bug scheme to go retire in Florida.

Open the books Steinberg. Let us all see Marsh's illegal hotel tracking correlation with the bed bug instances you testified about under oath. Show us those phony invoices. Let us see the names of all who you say reported illegal hotels to you when only three were reported to the city. Let us see all the names who were reported to have brought bed bugs to StuyTown when there are only three reports of illegal hotels - 1 was in a TA Board building Aadahl, 2 was in 274 First Avenue where a woman is famous for whining endlessly about bed bugs in the C line apartment, and 3 was a report where hotel guests were seen in the management office.

How many reports did the Marsh tracking include? How many illegal hotels did you testify about? How many bed bugs reports does your infamous report track? Open the books Steinberg.

We all know there were a hundred illegal hotels advertised on Airbnb which Steinberg did not mention in her testimony that seems written to cover up the hotel problem here.

Does anyone know on what floor of the C line in 274 First Avenue Loop is the woman with the bed bug problem? Is the whole building infested? Lets get the story straight from the bed bug woman at 274 First Avenue Loop C line.

Anyone who enjoys these oval events are losers. You live in the greatest city in the world with some of the best music and theatre venues in the world, yet you like Dirty Dancing in the oval.

Maybe if you weren’t spending every last dime you have in order to live here, you could go out and enjoy some actual city events. But no, blast me out of my apartment because you want to watch Grease or some horrible band while you drink your boxed wine. Get a life.

Before going out for some "fresh" air and peace and quiet for a limited time, I still read on the TA Facebook the same excuses from certain residents that ape the excuses coming from Management. One that always gets me, and one that is continually used no matter what, is: "But it's the city!" And other one that usually follows is: "If you don't like it here, then move to the country!"

As I said, I've had it with these people and their lame excuses. Sorry, but to me, they have stupid minds! STUPID! STUPID!

Seriously. This is what we see now: Residents against residents. You know, that "community" feel Management is always talking about.

And that's why certain "rules" have been established. No, not by Management, which has its own set of rules, some of which they do not enforce, but by the city.

I guess the ever changing scene in this city (according to the cheerleaders) is filth. Dog shit, mattresses, garbage everywhere equals a huge spike in rodents, and people should walk around this property at night a little more if they want to see just how bad the rodent problems are.

And I know that our porter had cleaned it at noon. You could hardly get in the door there was so much refuse much of it move out trash. The filthy mattresses really give the place a slum appearance. It's no wonder we have bed bugs in several apartments. The would be victims of the Leasing Office should be given a tour that includes all the discarded filthy mattresses and broken furniture. They are only shown the little area by the Leasing Office and I think that is the only part of the property where the dog shit is picked up. Maybe we should put on our rubber gloves and coveralls and move some of those filthy mattresses to outside the Leasing Office?

Our recycling rooms are filthy within half an hour of the porters cleaning them because we have filthy slobs who take down huge bags of oozing household waste, who fill the recycling bins with plastic bags and can't be bothered to read which bins are for which type of recycling. They are fucking morons. But that's what Rick likes, otherwise things would be different.

Depends. And I say this after having "gone back in time" to look at some of the photos I took in previous years. I think Blackstone with Hayduk has improved the grass grounds and from what I hear people get service quicker. That said, the other things, like garbage on the loops, the recycling area, the AirBnb apartments, the noise from the events almost every day, the "upgrading" of apartments, the club cars everywhere, the increasing dog population, the new outdoor gym rarely used by more than a few and never in bad weather or off season, the "smiley face" because the clock can't be fixed, etc., have either gotten worse or made an appearance. Don't forget that I myself overheard the "suits" from Blackstone walking around and saying that the Oval was a "great resource." They did mean for the squirrels, birds or even the sun-bathers.

The cheerleaders love these events and amenities because they are only planning to be here for a short period of time (< 5 years) and will never consider this place their home. The “complainers” have lived here their entire lives and will be here until they die, and do not like to see this happen to the only home they will ever know.

Generations of families used to plant themselves here and stay for decades. Now people come in for 1-2 years and we have a management company that panders to the short-term people that they will intentionally price out of here.

When all is said and done, the “complainers” will still be here in their <$2000 apartments.

It seems that way, but watching Management and thinking "their thoughts," I don't think that is true. Management would love to go back to the "old days" as far as tenants who they can count on and that are happy with them and living here. But, yes, it is now about money, too, and who can pay, and that is Management's focus. Upgrades, "amenities," and all the crap we are seeing around this place is just to make residents happy. Unfortunately, as has been said, we are not living on a cruise ship and would like to see the "rules" (Management, city, state) also obeyed.

YES! YES! YES! Not only would we enjoy living here again, but the place would attract a higher caliber of tenant. We would have real families making a home here, people who take pride in their surroundings and don't foul their nests. It would be a safer, quieter and much more pleasant place to live. The students are only part of the problem, but for the most part they are ok. I don't think they lower themselves to go to those crappy Oval "events!" I have no students on my floor, but I have young couples who over-pay to live here and they absolutely stink the place up with their pot smoking. They are not going to stay here long. At the end of their lease, they will move out and be replaced with clones of themselves. The two market rate apartments on my floor have been occupied by different sets of clones every year for the past several years: constant pot smoking, no carpets, loud parties and extreme rudeness. They are all the same. The students are much better.

It is true that 274 First Avenue Loop has a bad bed bug problem in the C line for years. It is also true that the TA President said there is a big bed bug problem in Stuy Town that correlates with a big hotel Airbnb problem. Airbnb brought bed bugs to Stuy Town according to the TA. Why isn't the TA Board doing anything about it other than complaining at a city council hearing. Complaining is not going to solve the big bed bug problem in Stuy Town.

A proper comparison is not to compare Stuy Town quality of life to NYCHA but to compare it to the landlord. Would the landlord allow dirty unsanitary mattresses let alone any eyesore deemed unworthy of his eyesight? No. Allow dirty unsanitary recycling areas, his packages stolen, his neighbors Airbnb guests, or dorm students with buckets of sulfuric acid, poop in his path not scooped, noise pollution waking his dainty little ears early in the morning, 3rd rate bands blaring music into his home in the evening hours or strangers lurking around among the stranger guests visiting and the stranger overnight guests of the students in the elevators doing the walk of shame?

As I posted, I don't consider this place a slum, but I also don't think it is properly managed. That could be because Management has its reasons--at least I hope so!

Now, it is true that if our residents were not mostly white, with Asians thrown in, the feeling here would be different, considering what is seen every day.

BTW, I have taken photos of other places that appear to be managed better, and I've shown them. As I said, there is no excuse, except the important money factor, for this place to be run the way it is.

NYCH projects do not charge rentals of 4000 grand a monthThat is the difference. They are raking in those high rents and are not taking care of basic sanitation. If you enjoy living here and pay those market rents you are being taken advantage of . This is a dirty property with no real amenities. I do not consider those crap concerts amenities.

You may see a few nice families here and there, but very few and some of those are tourists who fall into the transient scheme. In addition, many will be priced out in a couple of years. I saw twice today, in passing, people getting inside those "locked except for a Key Card" playgrounds. One, the person and his two kids just waited until someone eventually let them in. Two, a person had one of his kids climb over and open the door on the other side.

Obviously, this is NOT working if you don't have someone checking IDs, but Management is now relying on gates to get rid of the human element.

The other thing is what is this nonsense about PS checking IDs for entry on the 4th of July? Maybe when it is close to fireworks time buy not around 3pm where I saw many people already at the Oval having a good time and just waiting. No IDs were checked, and I myself saw outsiders come in to "enjoy" the grounds and later the fireworks.

What's it to you, STR?

We have given up on talking to neighbors about consensus on taking action on the Airbnbs and will be doing it for ourselves from here on. This place is a disappointment but so are all of the people living here. All you do is complain, whine and nothing else. Obviously a bunch of rich men used their control of politicians via the so called economic development corporation to build up the waterfront of Manhattan with yacht docks for races from Bermuda to New York City to Glen Cove or Sag Harbor to Montauk to Newport and Cape Cod and how they went about it is criminal and sleazy as all heck.

All of the complaining in the world is not going to accomplish anything. The state economic development corporation is on trial right now some of its pay to play crimes. The new York economic development deserves to be on trial right along side the state. Politicians are ordinary folks in jobs of power who are using their power to ruin the communities of equally ordinary people they are supposed to serve. They are not doing that. For 12 years the city councilman Dan Garodnick accomplished head lines for himself as a fighter against predatory equity however no results actually fighting against predatory equity. He accomplished no results because all he did was public relations for himself while 12 years of no policies, laws, protections for his constituents. He took no actions to fight predatory developers. He used words to glorify himself and took no actions to protect his community of constituents. He failed on purpose at protecting his constituents. Now the community after 12 years has not learned a damn thing and is still doing the same things by going to the new city councilman. The city councilman will not do their jobs because the heads Quinn, Viverito, Johnson and wannabe head Garodnick all serve the developers REBNY.

The city council and the economic development corporation which the city councilman headed failed us for 12 years but they are making the developers a lot richer.

If we keep asking or even demanding the city council representatives do their job we deserve to keep losing our quality of life. For 12 years they have not, are not and will not.

If this community wants to save itself it has to grow up and take real action anything less and this community deserves to disappear as is the plan of the politicians developers and the REBNY. Grow up and stand up for yourself and stop asking everyone else to do it for you or complaining about it but doing nothing about it. We are the same as Dan, all talk and no action.

Before anyone writes a reply to this post saying what should we do or what do you suggest here is the answer to that. Stop asking other people what you should do. Start doing it for yourself. In the short time living here the biggest disappointment is the property management with a close second being the tenants inaction for themselves acting like they can't figure out how to stand up for themselves. Stuy Town tenants are not stupid and do not need to be told what to do and that makes it all the more confusing on why we are not doing anything.

Management wants us out and will do anything to get us out. They are letting the place get run down, dirty and noisy because they are hoping the squalor and noise will drive us out or speed-up our demise. They know that the riff-raff and students that come through here on a transient basis don't care about the filth and noise and, in fact, contribute to it and are perfectly in their element with it. So, those of us who are unable or unwilling to move just have to suck it up.

I was outside very briefly, and I saw three, yes, three piles of dog shit not picked up. One pile is very near my building, with flies already have their lunch. Now, don't tell me that no one who gets a paycheck from Blackstone sees this. Of course, they see it, but they don't care.

I don't know how anybody can eat (or even drink coffee) at the Stuy Cafe. The sight of all the dog shit here kills my appetite, and knowing that the same management that runs the Cafe is the same management that runs the property. This place has become so nasty and bears totally no resemblance to the pleasant, clean and very well-run property that it used to be. Blackstone has a reputation, nationally and internationally, for buying distressed properties such as this was after Rob Speyer walked away, leaving it saddled with debt, and turning them into slums while charging exorbitant rents and treating the tenants like shit. That is their business model. It's a strange one, but it works for them.

By chance I passed the Oval and took some photos. Aside from the noise (music, supposedly), the band leader was screaming, and there were very few people there. For this, dear Rick and Blackstone want an event almost every day.

1. A matter of interest, but no big shock: The kitchen screen which is sold by Town and Village Hardware is approximately $76.00. Resident Services quoted me $215.61 for a kitchen screen. I had it double checked. Yup. $215.61 for what you can get (and probably of superior manufacture) for much less than half. 'Way to go, Blackstone, Beam Living, SPS, Good Neighbors, predators!

2. 9:47 A.M.: I agree with you regarding the neighbors. I'd be flabbergasted at their apathy, stupidity, ability to be brainwashed, lulled, scared, and so on . . . IF I had not encountered this in similar situations. PEOPLE IN THIS COUNTRY USED TO RISE UP AND FIGHT BACK. TRULY FIGHT BACK. STRIKE, PICKETS, SIT-DOWN STRIKES, CIVIL DISOBEDIENCE, OCCUPYING BUILDINGS and more. Even when either the police or hired thugs beat them, arrested them, injured them, killed them.

So Saturday I was walking my dog up the stairs by the 20th street loop and next to me a guy is walking. I noticed him as it was clear he didn't know where he was. Next thing I know he jumps the fence and proceeds to piss on the building right across from the playground, right under a bedroom window. This was about 2pm and the playground was full of kids. I started screaming at him to pull up his pants and get the hell out of here. I had no cell phone on me.
His car was in the loop waiting for him and his passenger.
Ironically I also saw a driver in the loop last week pissing in a bottle leaning into his car.
Word is out you can clearly piss anywhere in the open in Stuy Town!
