Taping It Up

Okay, I'm angry. Reading about what is happening here or on the borders of this property (thank you, subway extension), I continually realize that this is "not the way to live." And, sorry, but I'm not moving.

Yesterday, I saw a woman with a baby almost trip over the make-shift "padding" on the main entrance of my building. I called in what she almost tripped over, and the loosened tape and padding was fixed eventually. But the padding is still there, and it's a shit job. (Sorry, there is no other way to describe it.) It's always a shit job.

This morning, before 10 am, I took photos of what I see. And here they are:


The silver tape covers the loosened other tape that was there yesterday. As you will notice, the "padding" used is cheap with several areas of "hills."






The last photo is the inside of one of the elevators. As you will see, it is dirty (in the morning!), but also there is cheap tape sticking out in the front.

Updated 8/31: I just received a comment from someone who wants this blog shut down and doesn't like our photos. The person complained about the cheap plastic covering and called it the "industry standard." I've seen a woman with a baby carriage nearly trip over this "industry standard." Here are more photos, taken today, of this "industry standard."

Management and Blackstone love it. So many people from outside seeing the property. Get those benches ready (meaning make a seat) and let more events fly! And pack them into Five Stuy Cafe! What is to complain about all those potential residents going through Stuyvesant Town?

Mark my words: We have not seen much yet of the selling of apartments here.

That is standard protection of a floor done throughout the construction industry across the five boroughs from residential apartments (such as this) to class A buildings in rockefeller center. You will literally complain about anything. Whose fault is it for instructing the workers to comply with industry standards ?

Cheap shit that people trip over? Interesting, but I expected something better and less likely to tear upon impact. BTW, I have never seen this type of covering for a floor, but I don't go around to construction sites to check.

The Oval lawn is infested with mosquitos and flies. I think the dog shit and all the human leavings (toddler piss and shit) and discarded food is a major attraction to flies and rats and the human presence is a banquet for the mosquitos.

There is no “link to supply.” It’s brown paper, taped down with blue 3M painters tape and plastic on top so it’s easy to mop and or sweep clean at the end of the day. I’m not sure how long it has been left down but it will need periodic maintenance to check for ripping, damage or tripping factors.

Most of them are students and transients who get a decent deal living with two or three others. They are here for six months or a year. No sweat. Probably over 50 percent fall into this category now.

Okay, but you haven't answered my question: Have you taken a look at the photos I posted? These photos are NOT from an apartment that is being painted or renovated. These photos are from downstairs, right by the elevator, where there is a LOT of traffic, in and out all day. The photos show (you an enlarge them, too) that the plastic on top has come off here and there, and presents a danger to residents. I myself have seen a woman with a baby stroller nearly trip over this "industry standard." Is this the way you do your work??? So, where there is heavy traffic, this is the "industry standard." Your words, by the way. I find this particular work crappy and not maintained the way it should be. Thoughts?

STR, the construction industry is not geared to protecting human lives, either on or off the job. The construction industry is geared to tearing down and throwing up buildings as fast and cheaply as possible. Remember that REBNY controls the construction industry because they are the entity that sends them the work and pays them! Human life means absolutely jackshit to the construction industry (and its managers). Why do you think they hire so many unqualified and undocumented folk? Why do you think there are so many fatal accidents, whether it's their fucking cranes falling over or workers falling off scaffolds? Why do you think the DOB is so crooked and criminal and looks the other way at potentially fatal infractions?

Industry standard means as cheap as possible. Not as safe as possible.

Next time I am there, I will check the main lobby floors to see if they have this cheap padding. And what is used on the top of the padding? Baggies?

Of course the workers here are non-union. If they were union, they would have to do things very differently. They would have to wear protective clothing and they would be trained and licensed to do the jobs they do and do them correctly. Because Management is paying non-union wages to these guys, they can get away with exposing them to danger - just as they expose the tenants to danger. Life is cheap and expendable to the likes of Blackstone. I wonder how Rick would feel about his family being exposed to all the shit the rest of us are exposed to?

Anybody who pays good money to live in this place is a fucking idiot, but as they don't stay long, they probably don't get that much exposure to all the poisons that permeate the property. Most of the people moving in nowadays are temporary and young. I was in the Management Office recently and I a guy stopped in to inquire if it was ok to sublet his place to his college kid nephew for a few months. The response was "No problem. People do that all the time here."

I know of no other place that rents so actively to student groups. Other buildings may charge the same market rate rents but you get more bang for your buck and a higher end clientele. It is obvious here that these apartments are not worth 3600 plus. Thus the dorms and transients.

Was just in the laundry room and it stunk of pot which was coming from the dorm apartment above the laundry room. I called Security and they said they would send an officer. It's bad enough that the hallways stink of weed all of the time and it also comes in the windows from apartments where they blow it out the windows, but the laundry room is the last straw. I don't want my laundry stinking of that shit.

This place has been turned into a filthy, stinking shithole. I won't call it Pig Sty because pigs don't stink as bad as these fucking assholes who live here. Not that they are all students. There is a young "professional" couple on my floor who stink up the hall every night with their weed. It is such a loathsome smell that it makes be almost vomit. I think it's worse than cigarettes - it's more on par with cigars and pipes. Come to think of it, I never met a cigar or pipe smoker who stunk like a skunk and these people really do stink like skunks. The stench clings to their clothes.

I've had it with this shithole. Am going to break my lease regardless of penalties if I can't find a person to take it over as a sublet. In fact, after inquiring around, I find out that this shithole is notorious far and wide. Nobody but students want to live here now. Maybe management (lol!) should re-certify it from being a residential apartment complex to being a registered student dorm. That's all it is. A dorm. Badly run and dangerous.

That idiot they call a Manager (Rick?) should resign. He is a total idiot and all-round loser. Or maybe he is just sleazy. Don't know. Don't care. I just want out and the remainder of my lease can be used by whomever is willing to take it on. You can find apartments at a very similar price point, with many more amenities, you just need to look. The people making these comments probably "read it in some article a few years ago," and didn't even bother to look.

Not true. It may be how it's done in housing projects or at NYCHA but it is not standard in most privately owned buildings in NYC. At least they should use homasote which is much more commonly used in the industry. Clearly the crap Beam Living is using is because they don't care.

What is being lost in the discussion is the important protection of Rent Stabilization. All these apartments you're listing aren't rent stabilized. That means the landlord can arbitrarily decide to raise your rent at renewal time to what ever number pleases them. And that's exactly what we saw here during Tishman and beyond where market rate tenants were handed $500 a month increases or more. People want stability and security, not financial uncertainty and not an environment that's as stable as a clown car, which it seems that ST has become.

After dumping and leaving a huge pile of dogshit on a tiny patch of dead grass, the goofy looking pair slowly drifted out of this now degraded dormitory complex toward 23rd Street.

They didn't look like "residents" - more likely "and their guests" taking a safe convenient shit.

8:58, there are a lot of “what if’s” in your post. Sure you may move into one of those apartments (at prices better than PCVST) and after a year they could jack it up. But what if the market doesn’t bear that monstrous increase? Yes, your rent could go down. In the free market those are things you can negotiate.

And speaking of what if’s and the protections of rent stabilization for those paying market rate in RS apartments here, their doomsday is coming very soon (2020).

True rent stabilization on this property only exists in the 5,000 or so apartments where the rents are truly affordable. I love when “Peter Stuyvesant” says this whole property is RS as they enjoy the benefits of affordable rents under RS protection, meanwhile the other RS tenants are paying $5000 for the same crappy apartments.

Now I ask you, is that really rent stabilization? Literally all it does is protect against a monster increase and they can’t get kicked out of their homes for no reason.

I saw a GIANT behemouth walking around the Oval. It was a HUGE canine. A Great Dane perhaps? A Bull Mastiff? 50-pound limit? haha..more like 150-pounds. Anyway, the beast took a massive dump right in front of the Security Booth. A Public Safety Officer witnessed this. Naturally the owner pranced away without picking up the droppings. No blue identification lanyard of course. The Security Officer did nothing. What's up with that???
I would like to know if the dog droppings are considered an "amenity"?

This is coming from a group of people who hide behind an alias and are the biggest offenders of their own rule of using a real first and last name. They are taking a page from the book of SPS rule enforcement - do as I say, not as I do.

"I saw a GIANT behemouth walking around the Oval. It was a HUGE canine. A Great Dane perhaps? A Bull Mastiff? 50-pound limit? haha..more like 150-pounds. Anyway, the beast took a massive dump right in front of the Security Booth. A Public Safety Officer witnessed this. Naturally the owner pranced away without picking up the droppings. No blue identification lanyard of course. The Security Officer did nothing. What's up with that???
I would like to know if the dog droppings are considered an "amenity"?

That Security Officer should be fired. Too bad you didn't take a photo or video of the event and send it to Management and put it on the TA facebook. What the hell are these "Security Officers" paid for? Are they paid or are they volunteers? If it's the latter, then not much can be expected of them (though the Auxiliary Police are often better than the paid ones), but if they're being paid, then they are obviously not doing the job they are being paid to do. Another thing, why do we pay for Security here when Security Officers do NOTHING. We pay for it in our rent and in various and sundry extra MCI charges on the rent.

Peter Stuyvesant once again referring to a Q&A with Rick on the TA meeting thread. I’m so f’ing fed up with this group. The woman was asking what the TA plans to do to combat these issues, not Rick’s scripted BS.

I’ve determined that I will be at the TA meeting, and I am not going to be silent anymore. The entire board needs to resign and the tenants need to see the TA’s books.

Dirty spaced-out dude and dirty mangy giant St Bernard were walking around PCV Rd in front of 440 & 510 E 23rd St between 9AM-10AM. So, yes it's captured on video.

Before Speyer, a person walking a dog into PCVST would be surrounded by security responding from all directions within 2-3 minutes and quickly escorted off the property. Repeat offenders were detained and charged with trespass.

Today, and it's not the fault of hardworking building workers, multiple permanent trails of dogshit stains ruin hallway carpeting inside PCV dormitory housing, most particularly outside elevator doors.

Permanent dogshit carpet stains are an integral feature of everyday life experience here in Blackstone branded Transient Gypsy Village Student Town - TGVST formerly known as PCVST.

So you're willing to live like a gypsy and pack up with all your belongings to move to a new apartment every year or 2 when the landlord (who just raised your rent to $500 above market) tells you to pound sand when you call to negotiate ?

Gonna hire that moving truck every few years ?

My point is that rent stabilization allows people to live with security and stability. Yes, the base rents have been jacked up, but I see signs of our elected officials moving to close some of the egregious REBNY loopholes that are creating windfall profits for some landlords.

Or, you could do the smart thing and make the equity investment, and tell all the landlords to shove it.

Did everyone get an email from "Rick from Stuyvesant Town" our friendly cruise director/trailer park manager? Seems the maintenance jobs software is not working properly, so response time will be slower than usual. Hire more people, you idiot and spend less time on bullshit and more time on doing the job you are paid to do. We don't want you to be our friend, Ricky, we want you to do your fucking job and run the property as it should be run. Do something about the squalor, overcrowding, dogs and noise. You can't deal with that? Go back to running your amusement park in Boca and let them send in a real urban property manager.

People here are moving in droves every year. I would say 30-40% of all tenants are here no longer than 1-2 years. So again, tell me how that whole rent stabilization thing is working for those people.

Oh that’s right, it’s not. These are groups of people (students, young professionals) that are going to move after a year or two anyways. The enticement to live in a rent stabilization apartment at a jacked up rent is obviously not driving stable, long-term minded tenants to this place.

So again, I truly do not see how rent stabilization is helping anyone but those people paying affordable rents.

Where are all the people that claimed you can’t find cheaper apartments for better prices at equal sizes? Someone showed, with actual links, that they were wrong. Probably off thinking about reasons to justify why they pay through the roof to live in this dump.

I will never call a market rater “stupid,” at least not anonymously - I will do it to their faces, and have, as I have a number of MR friends. I just don’t see how they continue to pay to live in such squalor. One friend paid $78k to live here last year.... $78,000 for this, and nothing to show for it in terms of actual ownership. I asked him how this is not stupid. He agrees, and they are eventually moving, but not before giving Blackstone $78,000!

Oh, I’m serious. I’m just not so certain how serious the courts are to issue a warrant for the TA to open their books on the date of the meeting. My lawyer (pro bono- he hates what’s going on here) assures it will happen and the books will be forced open, it’s just a matter of when. The more pressure the better!

I do worry that the criminals, and yes there are criminals, on the TA board have the incriminating documents so far gone. Can you imagine the trail it would probably lead to!

The biggest fireworks at the TA meeting will be the attendance. Will there be 20 people??? My guess is it will be the TA board, the politicians, and 10 or so MR tenants who are new and don’t know any better. Then they will have their 10 long term senior citizens, who have no idea what damage the TA has done for this property.

I wish the TA would just show up at this meeting and declare they were closing up shop. I seriously have to wonder what they talk about at their internal meetings that they personally think they are doing any good for the property and taking themselves seriously.
