Crain's: Apartments in STPCV will go Market-Rate after 20 years

"After 20 years, the apartments will go to market-rate unless a future mayor subsidizes them again. Those who have been incentivized to put down roots will leave without any equity in the apartments they've called home. In the end, the money buys time and not much else."

This will only happen if Rent Stabilization is not in effect in 20 years. Tenants will be protected for as long as Rent Stabilization exists.

So what happens after 20 years? Those people who are in their 60s and 70s now and living in the real RS apartments will be in their 80s and 90s (if the planet still exists) at the end of the 20-year period. Will those old, doddery, frail people be kicked out into the gutter if they don’t have the wherewithal to move or pony-up the massive rents? Blackstone and its ilk would do that to their own mothers, so what will they do to STPCV tenants? We know their kind have no heart or soul – it’s all about the money.

No, those longtime tenants will continue to have the protection of rent stabilization after 20 years. Their rent will not change in year 20, other than as dictated by the annual Rent Guidelines Board decisions. The crux of this deal is that any unit left by one of those residents within the next 20 years will stay affordable–eliminating all incentive to push longtime tenants out (as has happened over the past 10 years) and ensuring those units aren’t converted to luxury ones.

Our NYC Mayor de Blasio delivers EVERYTHING to our nation's #1 real estate predator, Blackstone, and NOTHING for his living, breathing, voting PCVST resident constituents. Dan failed to deliver EVERYTHING promised, to a different predator, Brookfield. Dan was pissed when the mayor pulled a rug out from under him, but he quickly recovered, hugged the mayor and claimed his credit for a major victory for the middle class.

We reside in NYC in NYS. Of course the predator gets EVERYTHING. Right now PCVST residents are getting something far worse than just NOTHING. Dan-TA betrayal and malfeasance completely botched PCVST tenants' once-in-a-lifetime golden opportunity to own the entire PCVST complex without a partner and affordably own our individual PCVST homes. Mayor de Blasio just gave away those tenant ownership opportunities to our newest predatory owner Blackstone.

Thanks for trying Dan. Thanks for trying TA. What happened? Did the high stakes $$$ amounts make your heads explode?

Does this mean that Stuy Town rent-stabilized tenants will lose their RS protection 20 years from now no matter if the law is in effect elsewhere?
Seems like a horrible deal to me.
Can someone explain this to me please.

I would assume that rent protections will stay in place somehow. But the stress on 20 years leads me to seriously question what will happen after that. Blackstone did analysis of the future here, and somehow came up with that number.

TODAY People should put themselves above pols just like the Dimons and Spinolas do.

Commitments, committees, panels, promises, audits, analysis, are pols way of getting headlines to feign they are doing right while cover up they are doing wrong. Empty words!

You want to build luxury towers for people who won't live there and rezoning? - Done and here is a few million to help. You want 30,000 working class citizens removed? Done.


"rally" has become another word for "plead."

RE and WS are never disappointed like People were last summer with Albany screwing tenants.

Cuomo wouldn't dare disappoint Spinola or Dimon.


Dimon and Spinola consider a politician lucky to be in THEIR presence.

TODAY People put yourselves above politicians just like the Dimons and Spinolas because People are boss of politicians and not the other way around.


A politician is lucky to get a minute of our time.

If they are not satisfactorily doing their job, we use that minute to remind in no uncertain terms what their job is, just like Dimon and Spinola do.

NY pols set the bar so low on what they deliver for People it's embarrassing.


Saving 50% of a population is not a victory.

Protecting 100% of a population is merely doing your job,

If 100% of the population is prospering and profiting then that is a victory.



Here forward People decide what is and is not a victory and not pols in tweets and pr firm placed press articles. We will tell you if you achieved victory.

Self-proclaimed victory declarations by politicians will be automatically refuted.

Do not ever tell us - Ask us if we think it is a victory.




This deal is same ole WS RE bailout. People lose programs, schools, infrastructure support - trillionaire Blackstone gets tax breaks and assurance of huger than huge profits.

We lose our home, the very foundation we use to keep our families safe.

The TA divided PCVST in two, NS and TBE -- "new stabilizers" and "to be evicted" - then proceeded breeding a new population of students, giving them architecturally designed dorms and on-campus fishing and hunting jobs to inspect and hunt working class tenants to harass and kick out - by entering our homes looking for anything to use to cost us money (rob us) and intimidate us into moving out.

Tactics as strategically placed frat-house apartments each year with RS tenants above, below and beside to harass the RS out. That tactic terrorized all, including senior citizens, while they tallied victories with each RS that moved out on the grid of buyers vs non-buyers.

Tactic, Garodnick Salacan's 2012 fishing / hunting they bragged in NYTimes; hunting tenant hoteliers. At the same time not once did Garodnick TA hunt or expose thousands of illegal dorms and transient students.

Illegal hunting and fishing expedition that targeted, harassed, stalked a lot of innocent people.

Garodnick / TA use words as "brazen, greedy, illegal" to describe PCVST tenants they accused of running hotels while it was Garodnick TA running a brazen, greedy, illegal, unsafe, bug ridden transient dorm scam.

Each of the many false accusations Garodnick / TA made is brazen, illegal!

Everyone who received a golub complaint should subpoena all records and communications between TA, property management, Garodnick, Hoylman, Schneiderman, Brewer, Cuomo etc all they used in their Illegal Canned Hunt.

NY Pol's words have no value. ZERO VALUE. Their words mean nothing.

If they mean anything it is that the pols are doing opposite of what they say.

Catch phrases and mantras are cover up for their own crimes.


WS, REBNY are happy, prospering, profiting because pols get them actions, results.
People are struggling in daily battles for basic human rights, losing everything because pols are not getting us results and are stacking the cards, commissions and courts against us.

Pols target and harass in Illegal Hunting / Fishing expeditions to help WS and RE take everything and us lose everything.

Brazen pols brag about being wrong 95% of the time they go fishing and hunting (nice one Cuomo).
For the record, that is the definition of brazen. And Abuse of Power.


NY City State and Federal pols brutalized PCVST People and Property for 10 years for REBNY and WS. Then Moelis, Paul Weiss Rifkind pulled a fast one to avoid lawsuits. In other words, obstructing us from justice and protecting RE WS from accountability.

They can say whatever they want today in their PR spin puffery staged photo ops. They pulled a fast one to try to dodge accountability.

This meeting is to be about TELLING the politicians what they are to do for us and how well we expect them to do it while they are in the Office we elected them for.

To make changes to any deal they made without our input. To next time get our input upfront or else they are guilty of using their Elected official office in a business deal for corporate entities as if they are paid employees of the corporations.

Elected Office is not supposed to be an extension of Tishman Brookfield or Blackstone's corporate offices!

Besides the shilling for de Blasio and Garodnick (especially Garodnick), Marsh’s comment to this article is basically correct:

The bottom line is that next year’s 2016 election is critical. The NYS Senate must be taken back by the Democrat party and we will need at least an 8 person majority to offset the Democrat “Pataki light” state senators and, of course, the “Pataki light” Governor, the REBNY Governor of New York, Andrew Cuomo. As already posted, NYS RS law trumps ANY local agreement between NYC and Blackstone if the agreement weakens current NYS RS law. That is why the expiration of the J-51 tax credits in 6/2020 is so important to this community because, again, ALL PCVST apartments are under NYS RS law until 6/2020.

Then the democratic party better get a new line up because the incumbents do not deserve our votes and they have been career politicians in various offices long enough to have corrected the Pataki Bloomberg ways and to have ended Cuomo's betrayal of the democratic party in Long Island and Upstate and Southern Tier for his agenda for Republicans, billionaires and himself.

We cannot vote Democrat for the sake of voting democrat anymore. The current democrats in office are not working. We either need new democrats or we go republican - they seem to know how to make things happen and don't hide it. they throw their agenda in your face and they firmly stick to it making democrats compromise. It is always the dems compromising. That isnt compromise. That is onesided.

$36,000 per year on a middle class rental?!?! When 66% of American make less than $40,000 sends a message. Middle class America stay out of NYC. Foreign investors come on in....
