The New Rent Laws - What, Me Worry?

These photos were taken today in the morning: from Peter Cooper Village, which used to be the upscale version of her brother across 20th Street, Stuyvesant Town. The photos, around the entrance and exit of Peter Cooper and some inside will show you the current condition of the walkways and roads. It is important to state the condition of this and the Stuy Town community, because our current owner, Blackstone, will try to impress that it is because of the new rent laws that things have deteriorated. BS. I took many photos through the years and can show the truth, with photos.

Blackstone and our Management can plead poverty (yeah, Blackstone making worldwide billions dollars can guarantee the poor house), but it is just typical Real Estate spin. The only thing that can not be spent (wasted) is on the "amenities," which were BS anyway. We, residents, are still protected as residents and rules that do not allow deterioration in necessary services.

One of the most despicable aspects of Blackstone has been the negligence and deterioration of the once pristine grounds here. It is acerbated by the allowance of eating and drinking on the property, of course the tacky events, the increased number of dogs, the low life renters especially students and finally the indiscriminate throwing of garbage and dirty mattresses everywhere and anywhere. There is no priority in spiffing up and fixing problems. This property looks like a semi slum. I really have to laugh at the cheerleaders who say it has never looked better. I can picture their piggy homes.

I hate to say it, but some of these low-life types are not students (whom I have currently no problem with as a neighbor) but adults who should know better. Basically, they are white trash, even if the money flows.

That is true but you have to admit that students do not take care of a dorm room as do permanent tenants in an apartment they have lived in for many years. A lot of the moveout trash is from them. I have had two very negative experiences from frat houses downstairs from me. I guess that those experiences are partially responsible for my bias against renting out dorms.

I have some "City subsidized" people living in my building and they are really very, very nice people. They treat the property and their neighbors with respect. The people I see putting piles of trash out (including filthy uncovered mattresses) are the most the students and young "professionals" who rent for a year or so and then move out.

Maybe the new rent laws will slow down the constant moving in and out. The end/beginning and middle of every month is moving time and that's when all the junk and shit piles up.

Blackstone is known for reducing every property it buys to the level of a slum. I don't know if they put a carnival cruise turkey in charge of every property. They probably can't get good quality managers to run their acquisitions.

Yes, for sure I've had terrible experiences with NYU types (male) living above me. That was at least a decade ago. But otherwise, my experiences in my building have been good, give or take some young people who are not close to me. (Male again.)

I also have city subsidized next to me. They are quiet but it just bothers me that a nice family was priced out as was a young professional woman.

Just a post note, the subsidy people, though quiet.,have appeared to be running small businesses at times next door to me. I complained when they first moved in about strange new people coming in and out like a boarding house and it stopped. Now it appears that they might be doing laundry for others, have also left trash out on the hall. All in all though , better than a frat house

If they're doing that, please notify Management because those people tie up the laundry and tenants can't get near the machines. Also, doing laundry on a commercial scale wears out the machines. We rent-paying tenants are the ones who are entitled to use those machines, not a laundress.

They sure as hell aren't spending any money on upkeep and Security. So where are they spending? On those lame "events" that only the cheerleaders appreciate (or so they are paid to say)? Blackstone is letting this property fall into a state of decay and it is deliberate and Rick Hayduk is complicit. So is the so-called "Tenants Association." We won't forget you Rick. We won't forget you and we'll not let you forget us.

Residents have posted photos of the deplorable state of the grounds here on the TA site. They posted thermometers with low temperatures all winter. The reaction of the TA has been apathy. Every so often they react in a lukewarm way but it is never to take action. They feign to take down apartment numbers and do polls BUT DO NOTHING. No outrage. Their reaction or lack of one tells it all. They are a corrupt, uncaring arm of management. Not only that, they are defensive. What will it take to disband this vile organization.

If that is the case, then management and porters are complicit in people trespassing on the property and that is something that is totally illegal, not to mention dangerous to the safety and wellbeing of tenants. If Management is complicit in this criminal behavior, then we have no hope and should not be at all surprised that serious assaults take place on the property and Management tries to hush it up. It's time that the laundry rooms were accessible only by key card. If I find an outsider using my laundry room I will call PS and report an intruder in the building. If they don't respond, I will call the police.

Outsiders coming in do laundry or do a business is illegal, and not happening from what I see. However, people in Stuy Town or Peter Cooper (residents or nannies) do use the laundry for various reasons, and, yes, some make money on the side.

The condition of the property shown in the photos, the below facts about the sexual assault - security and the money flow shush funds are the root of the problems. Thank you to the poster for saying important things that need to be said.

As for the comment telling you to "please go away" that is harassment. That is bullying. Everyone has a right to be here, a human right and tenant rights.

Unfortunately you don’t know who does or doesn’t live here or should I say stay here anymore. On my building and laundry room there appear to be many short term renters(tourists for example). I guess laundry use is included in their stay here. I see new people every week down there and they may very well have short stays.

The TA Facebook page is vile and beneath contempt. They are merely tools and cheerleaders for Management.
Any, even slightly, critical comment of our landlord is instantly silenced.
This Peter Stuyvesant "person" is truly a perfect example of why the Tenants Association is now under 100 members and supports itself only by possibly illegal "handouts" from pols.

The TA is dictated to by The Mighty Rick. He tells them who to get rid of, who to warn, who to let run amok. The cheerleaders are encouraged,. Some may be management plants. Anybody remember the lady who suddenly appeared and was very vocal in support of the composting? I believe her resume included "advisor to RE managements" (or something like that). We never hear from her now.

How did this happen? How did we go from "Peter Cooper Village Stuyvesant Town" to "Stuy
Town"

Per Town & Village the current landlord and the former assistant district attorney and an assistant counsel to Governor Nelson Rockefeller current treasurer of the StuyTown tenant association brought the deal to the then city council representative in hopes that would entice and financially suffice the investments made by the special servicer CW.

Of note, Princeton University graduate and Stanford University MBA, former Bain executive current then executive Blackstone and his underling would only takeover if the tenant association was onboard with the direction Blackstone wants to take the property.

Around October 2014 the tenant association of StuyTown aligned with Blackstone's direction and acts accordingly ever since.

The article is carefully written to include all the facts selected and approved by the PR firm, tenant association, former and current politicians, real estate investors, all parties mentioned including the Rockefellers who, in March 2018, want credit for all of the events of the StuyTown deal.

We can complain about the TA all we want, but the bottom line is that they are all-in with Blackstone. The TA explicitly said that this (Blackstone) was our best option after tenant ownership, which we knew was never going to happen. Therefore they either need to admit they were wrong or push the narrative that this was the best option.

I think we can all agree that they decided long ago that they would push the narrative instead of admit they were wrong, and all that means is that they’ve sold out the tenants to protect their name and whatever little reputation they have left.

The same can be said about every last one of our politicians.

The TA has its serious problems, but I don't think there is anything illegal about what they are doing. Local politicians always give money to neighborhood organizations. The question is: Why is the TA not open about current membership versus membership 20 years ago? The TA should be 100% transparent.

I totally agree, STR. I think I read somewhere on the TA Facebook that they were going to try to be more transparent. So far, they have clearly not been trying hard enough - or at all. There really is something very suspect about them. It used to be a very good pro-tenant organization, but it changed. Now it is not pro-tenant at all. It is simply a vehicle ridden by management. It would be a good thing if they would disband, but I think they are afraid of doing that because so much would come out that they are hiding. They probably cling together because each member of that board has something on the rest of them.

There is a liability issue should someone slip and fall because of these sidewalk cracks and holes. Not to mention slippery dog shit!

I invite STR to take a photo of a very large and dangerous crack in the pavement caused by a tree root bursting through the pavement. You will find this on the 'M' side between 626 and 628 East 20th.
