Message from the Boss Man

You seem to have forgotten who owns this place.

The new rent laws: We are going to fight it all the way to the Supreme Court. What did you think? We're going to turn over and play dead? Of course, we are doing it for you, the tenants, as you deserve the very best we can provide.

This controversy about Playground 9.... We can make money renting bike stations to Citibank. 1) Citibank is going to pay us and 2) we can advertise a new amenity.  So, win-win for us. Just because some of the kids here can't use the sprinklers before we think of something to placate the bitchers, so what? I'm tired of sniffling, whiny children dictating anything. Go and play in the Fountain area. That is why we let crayons and paint all over the place. Our crack Public Safety doesn't care what you do, so do anything you like!

We are also bringing in beer and wine for that Five Stuy Cafe with all the dog piss stains on the low wall. Yes, another amenity. (The beer and wine, not the dog piss.) You will not care after getting sloshed, so what is the problem? Not caring is the key to living here in Stuy Town and Peter Cooper Village.

Old timers.... Get out of the way. That's the best advice I can give you. Bikes, club cars, skateboards. They rule, you don't. And we are hoping e-bikes are on the way.... Oh, and when are you leaving us, if you get my drift. We can make double and triple from your apartment once it's vacated. (Memo: Donate more money to fight the new rent laws.)

Oh, yeah, we are touting sustainability and green living. LOL. You don't believe that, do you? With all the polluting club cars, lawn mowers, shit-removing zambonis, pollution is not our priority, but advertising amenities is a priority so that we constantly have a flow of new renters. (Money talks, bullshit walks.) Some of these amenities on the roof will give people who live on the top floor cancer, but so what? We all have to go sometimes, so it may as well be with a cellphone glowing in your ear.

Another thing: I am tried of being called "Dick". I am not your buddy or, if you are an old female or gay, your dream lover. From now on it's "Boss Man" or "Master Dick."

Now that we understand each other, you know who rules. It ain't you.

The part about getting double or triple rent when an oldster croaks: I thought that under the new rent laws they could not raise the rent when an apartment is vacated. I was under the impression that the Death Team was unemployed because of the new rent laws. Am I wrong?

Speaking of unemployed, I think it's time Master Dick joined that group.

All they need is the injunction. If they get that, they can proceed on their merry way with the old rules until the issue winds its way through the courts. Although that will take years an injunction says they can keep going during that time.

Did nobody tell Steinberg that Blackstone denies us heat in the winter; allows airbnb to thrive rampantly; doesn't make people carpet their apartments; has numerous commercial operations going on that the property is not zoned for; and, to the detriment of our safety, doesn't know or care who lives here? They also cut Security/Public Safety to the bone and rendered it totally ineffective.

I believe that there are rules and regulations pertaining to all of the above issues (and many more) and Blackstone blithely ignores them all.

Also the east side of the Oval Fountain, right by it, is filled (filled!) with chalk doodling. Good job, Rick and PS! The place looks lovely.

On mid-Friday afternoon, as the dangerous heat wave builds, I wonder if the adoring "moms" will organize for the sake of their offspring. Translation: gather in numbers in Residential Services to demand that the Playground 9 bikes be disabled

so that

the sprinklers can be reactivated as a potentially lethal heat wave envelops us.

Do you care about your kids, all of you marvelous mothers??? Then get out there and get your kids some life-giving relief in this emergency we are beginning to face.

According to posters on the TA fb the bike dock has been moved a few feet and the sprinklers are on. Unfortunately, there is very little room for the kids to run around and they are still dangerously close to the bike dock. Hayduk has no conscience whatsoever. He really is a total jerk. The only thing that matters to him is money. I have such utter and complete contempt for him.

As do I. His e-mail on the citibike issue was pompous and arrogant. He made a big deal that they moved the bikes for the sprinklers yet arrogantly righteously stayed that the bikes would remain. He also said that Blackstone gets no profit. I don’t believe that. His benevolent reasons for the bikes were phony. Better he should clean up these mattresses and garbage here and give us heat in the winter.

Hayduk has warped priorities. Instead of focusing on cleaning up this dump he is focused on fake amenities such as the crap events. All I see around here are students and Airbnb. It has become a disgusting transient property. And he is worried about eco improvements, bikes, and entertainment. Even the TA knows that it's a free-for-all here when it comes to rules and regs. Management just doesn't care about how scruffy and disgusting the place is getting.

I have, however, been interested to note that "SPS," "Beam Living," the "Good Neighbor" campaign, Rick Hayduk, and everyone else associated with Stuyvesant Town and Peter Cooper has posted NOTHING about this heat emergency.

Actions such as: encouraging all tenants to take advantage of every air-conditioned venue such as each of the "amenities" around the Oval, and the Community Center, and the River Room, and even the fitness centers ONLY IN ORDER TO COOL DOWN, COOL OFF AND BE SAFE, as well as enjoy COLD WATER freely offered

HAVE NOT BEEN TAKEN.

Maybe I am wrong. If I am, please correct me. I've heard and read NOTHING thus far.

There is no "good neighbor" behavior. In fact, in a weather emergency such as this, it is a resounding: "Drop Dead!" to every tenant.

Count me in with those against citibikes in playgrounds, but I should point out that they are paying zero for this space, and every other place the docks occupy (mass storage in garage 4 excepted). And the checks wouldn’t come from Citibike, they are commercial sponsors, not the owners. Lyft now owns citibike.

It’s ALL about promoting it as an “amenity”, private bike docks, exclusively for residents.

Search and you will find! The only reason I know about the longer hours at the Community Center is the blogs. And there was information/concern about older tenants living in buildings. Again, the blogs.

According to NBC news, the national news that they want the country to believe, they claim the NYPD is saying it was outside of StuyTown.

"The 20-year-old woman was walking in the park behind Stuy Town in the East Village around 5 a.m. on Saturday when the man approached her from behind and grabbed her by the neck, the NYPD said."

According to Town & Village, the local news, the attempted rape occurred in Stuyvesant Town. The attack was halted and the victim was helped by another Stuyvesant Town resident (and not security system or officers).

"Police are looking for a man who attempted to rape a woman in Stuyvesant Town in the early morning hours of Saturday, June 29.
The 20-year-old victim was walking near the M level exterior door of 7 Stuyvesant Oval around 5 a.m. when the suspect approached her from behind and grabbed her by the neck."

This community knows the attack happened within the StuyTown property just like Town & Village reports. The NBC report and the removal of posters only serves to keep the public in the dark on the facts and the property unsafe from these all too common attacks. It was just last October another woman was sexually assaulted, and others every year prior, 2017, 2016.

This unsafe conditions persist.

Newsweek covered the problem during one of the most violent of the StuyTown rapes.

When she arrived at Special Victims headquarters, detectives showed Stirling grainy surveillance photos of the man in the Stuy-Town attack and asked whether he looked like Scott. "Yes," she said. Now that he had attacked a stranger and been caught on tape, the authorities charged Scott with the assault on Stirling, his attack in Stuy-Town and another sexual assault a few months earlier.
The police had finally nabbed the man who had sexually assaulted her. But Stirling didn't feel thankful. She felt angry. They should have arrested him weeks earlier—before he hurt another woman.

"They treated me like I was lying and didn't believe me for an entire month," Stirling says. "It didn't have to be this way."


The misleading reporting by NBC, the removal of posters are dangerous actions that serve to perpetuate the crimes.

Blaming the victim for crimes by sexual predators, covering up their crimes, and worse the treatment of woman who report the crimes as liars.

When will this community, landlords, police and residents begin to treat these crimes with due diligence for the safety of all of us?

Not surprised. Lots of shady characters here, some who live here. Very low life demo here. They cannot fill apartments any other way so they pack in 4 or 5 to share the rent with little or no screening. That being said, I usually complain about students here, but a very nice young man got the outside door for me today when he saw me struggling with my heavy cart. Still do not approve of mass renting to NYU but this young man really impressed me.

I have to say, and will keep on saying, that outside dogs are not being stopped and "escorted" with their owners out of the property. I've seen one incident where a PS officer turned around someone with an outside dog, but that's it. I've seen many, many outside dogs with their owners walk into ST or PCV without a word being said.

Yes that will surely be such an enticement for parents and their children to use playground #9 for their water recreation. It is well known that many non resident Bros use both of the ST basketball court playgrounds (#9 and #11) even with the ID access system and play after dusk. Nice "synergy", non resident adult Bros and Stuy Town moms and their 3 year olds, mixing it up together. This news will get around fast with the Stuy Town moms. Sweet.

So will Playground #9, like the official no children allowed fitness playground #7, become unofficially a no children allowed/non residents welcome playground? Another "reduction of services" issue and will Powers do a follow up letter to Blackstone on this?

Some Moms on the Stuy Mom page are saying exactly what was thought would be said (although thought it would be from Rick!)... “this isn’t the norm,” “we should feel sorry for this drugged up kid,” yada yada yada.

Sure it’s not the norm, but how many more incidents like this before we consider it the norm??? 10?? 20?? It’s becoming glaringly obvious that PS is not monitoring those $2mil security cameras that we are all paying for, and people should be upset.

I’m not upset with the young man who may have a drug problem or issues I can’t comprehend, I’m upset with yet another lapse in security. A mom going into the playground this morning should not have been what found this man, it should have been PS cameras.

People who say that this isn’t the norm are just condoning this piss poor level of security Rick has implemented, and should be demanding more. We shouldn’t wait until something happens to us or someone we know to say we’ve had enough with the ongoing lapses in security.

The e-mails from management: I did receive them for a couple of years. The bs factor became so much of an aggravation for me that I unsubscribed. Maybe I will try to subscribe again.

Meanwhile: in this killing heat and humidity, a clueless moron decided to spray paint a table in a space between buildings so that the poisonous fumes and particles were carried up into windows and air conditioners early this afternoon.

I begin to believe that it is likely many people living here now and being invited to live here came from HOUSES, and not apartment buildings, and have not clue 1 about how to live in close quarters.

This is, of course, "Good Neighbor" behavior and people being "kind" to another, and "leaving them happier" than ever. Especially when infants, small children, people with serious diseases, old people are suffering in this weather and now are expected to breathe toxins directly into their bodies because assholes are being invited to live here and ARE NOT BEING EDUCATED ON WHAT IS REQUIRED.

Part of the problem is lax security, but the people they are renting to are also questionable.Little or no screening, students and transients packed into apartments and I have seen some shady looking characters around. The smell of pot is rampant and I keep seeing new Bros in the frat house on my floor. I am sure that there are drug dens on the property. Blackstone needs to inspect these apartments for people not on leases but they won’t because they get the big rents by letting apartments out to groups.

People who want to practice on an instrument all day should rent a rehearsal room somewhere. Apparently, the "musician" isn't very good, and as a hater of most music, I would probably go down and break her fucking fiddle over her head. There used to be a musical group on my floor who practiced a couple of times a week. Fortunately, it was only for a couple of hours at most because it was a case of "all the right notes, but not necessarily in the right order."

Just came home tonight on the L Train and noticed that a popular store on 14th next to McDonalds has gone out of business. The entire corner is occupied by drunks, druggies, dealers and all kinds of human effluence. I remember when the neighborhood was alive and vibrant with loads of small businesses that were thriving, a dopy excuse for a Post Office (which has been replaced by an even worse one on the West side of 14th. There were businesses galore. All busy all day until late into the evening. Also several supermarkets. Who the hell is going to rent or buy into those ugly buildings that have gone up on 14th between First Avenue and Avenue A? Nobody with a scrap of sense. The whole neighborhood has gone to hell since Speyer "bought" and walked away from PCVST. Who will go to those atrocious Oval concerts and movie shows when they have to share space with the crusties, druggies and bums who have moved in on the grounds? It's not like we have a real Security presence to deter them.

Hey, you Market Rate idiots: how is that forever breaking dishwasher and fridge doing? You guys who are paying 4K and up to live in this squalid hole? You are all part of a Grand Plan that didn't work out and you are the losers. Enjoy the bug-filled Oval and pretend to like it. Those of us who were here when it was a really great place to live and was SAFE are feeling rather sorry for you now. At least with our old rents we are paying still paying for more than the place is worth, but we remember when the neighborhood was a Skid Row and when it was a Vibrant and lovely place. Minimal heat in winter, garbage strewn around, low life and student neighbors. How can these management trolls say that this is a great place to live because of the cheesy events and sense of community. It is a dump. If I didn’t pay a reasonable rent, I would leave. It's a tragedy when anyone dies like this.... That said, part of the problem is the city's promotion of cycling while doing little to make sure it is safe for everyone, even pedestrians. I don't currently own a bicycle and haven't for decades, but I do know that pedestrians can fear bikes in the city because bike rules are not followed. What madness to
make a special bike lane on 20th St at Stuy Town when bikes tend not to stop at whatever light is against them. A pedestrian, no matter the age, has to look BOTH ways when the light for him or her says go. Every day I see bikes going up 1st Ave ignoring the red lights that tell them to stop. And now, Management has introduced (as an "amenity") Citibikes in Playground 9. We have to stop and smell the roses. And stop it with the madness, or else more people will die or be hurt.

Partly true. Blackstone may get new stores in but it is taking them longer and longer to do so. They also have to eat some of the rent. To get the hardware store they ate a long period of rent and gave a substantial discount. Once the word got out that tenants were boycotting the Blackstone stores they wouldn't get new tenants in those spaces. As for apartments they have to go out to the colleges and the city for help filling those spaces. There once was a more than 10 year wait for an apartment. Now you could sign a lease today and move in tomorrow. Good owners and management companies don't even allow college students in their buildings. That more than anything speaks volumes.

I would take a hard line. I would ask whatever bike organization exists for recommendations, and try to see if what they recommend is realistic. If it is not, and bikes continue to disobey the law (and not just a few, a majority), I would ban bikes in NY streets. Same goes for adults on scooters and e-bikes.

I couldn’t agree more. Not only was there a 20 year waiting list, but even with all apartments at rent stabilized rates this place was a cash cow for MetLife. Granted it was MetLife that started the destabilization process, but Tishman, CWC and now Blackstone have taken it to such an extreme that they have no option other than to rent to students.

Families are not flocking here anymore because there is nothing here worth flocking to. If they were to roll back rents to a more affordable amount, I have no doubt that more families and long-term stable tenants would move in, but that’s not what they want. They care more about the bottom-line and making as much money as possible off this place before dumping it, and stable long-term tenants don’t give them that.

It's been my experience that is not "some" but most bike riders do not stop at a red light unless the cross traffic is heavy.

If I was one of the clowns that work for the current management company I would say that too. Clearly any comparison to Metlife makes Blackstone who was stupid enough to pay 5.5 billion for the place very inept and amateurish. Additionally, the way Metlife managed the place makes Beam Living look like the clowns they are. So, I get you wanting everyone to move on but people wont because it is a very valid and telling comparison. Blackstone, SPS, Beam Living and the former TA have all been weighed and measure and have been found wanting. If it wasn't for their incompetence the word competence would never come up when discussing any of these failures. And please don't forget Fort Tryon Park when the promo here is that Stuy Town has the biggest park in Manhattan outside of Central Park. Bull. Fort Tryon is in Manhattan. And so is Battery Park.

Those other management companies don’t have problems filling their units because for the most part they offer quality products. Nice new buildings with true amenities that people want (gym, pool, roof deck, doorman, etc). Stuy Town has a top notch amenity - green space and quiet, yet they manage to screw that up with destruction of green space and peace and quiet.

If this property wasn’t so close in proximity to NYU, I have no doubt that they would be having a much tougher time filling up this place.

Personally I love it here, but I also live in an apartment far away from the absolutely ridiculous events that have taken over this place. I have no reason to go anywhere near the oval, so I don’t.

With that being said, there is a 0% chance I would be living here if I were paying over $2500/month. I have a number of friends who are paying top dollar to live here, and I have no qualms about telling them they are suckers to pay what they pay to live here. For the most part they agree, but claim that moving would be more costly and a hassle that they don’t want to undertake, so they stay. There are a few who truly love it and the cheesy events and all, and that’s their prerogative.

I will never fault someone for choosing to live here, even at extraordinary rents. But I also would expect for people to be realistic about what’s going on here. Blackstone is bleeding this place dry in the name of the almighty dollar.

There is no regard for the loads they are putting on already strained plumbing, electrical, and elevators. The oval is trampled on daily and looks nothing like its former self.

People will come here and absolutely love the events and crappy amenities that Rick offers, but will be gone in 1-2 years. The people who are left to suffer are the ones who actually call this place home. The ones who were born here and their parents were born here and their grandparents were original tenants, they are the ones who will be here when the dust settles. They are the ones who will continue to call this place HOME when all the transients move back to Westchester or Iowa after a year or two.

It’s pretty clear Rick cares more about those people who are here 1-2 years than the ones who call this place home. And with that I believe Rick and his entire crew should go back to where they came from, cause it sure as hell ain’t from here. He’s no different than the transients that come here for a few years before getting the hell out, only he’s a transient that will leave a true path of destruction behind him when he leaves.

I don't think the 1-2 year tenants are as important anymore with the change in the rent laws. They can't get their vacancy bonus so the churn isn't as profitable anymore.

On a positive note, I had maintenance people in the other day and I must say they were pleasant people who did the job well and efficiently. So, whereas the overlords are miserable people, the working staff can't be lumped in with them.

I also live in an apartment that is well away from the Oval, so I don't have to hear the crappy garbage they serve up as "entertainment." I used to like to walk around the Oval, but now never go anywhere near it. In fact, I avoid walking across the property because of the many bikes, carts and mounds of dog shit.

This used to be a truly beautiful oasis and the best place in New York City to live. Not now. It has been totally destroyed by the greedy and the inept. I think Rick is just plain incompetent and sleazy. He talks a good talk, but he is not an honest broker.

The TA is worse than useless; it is an arm of Management and should never be trusted and most definitely should never be given one brown penny of our hard-earned money.

Let's just make the most of what is still good about the place while it lasts. There's no knowing what evil may befall us before it is all over.

Seen today: a lot of Blackstone and Beam people walking about the grounds. What gives? Planning something?

Blackstone overpaid the same price Speyer overpaid to execute the same PCVST business plan guaranteed to succeed by owning the corrupt NYS Senate for decades - Rake in multiple billion dollar windfalls quickly pushing the historic PCVST middle class community out of their longstanding homes ASAP.

But just like what happened with Amazon, paying much more to their already owned NYS Governor, NYC Mayor and NYC Council was insufficient to overcome losing their ownership of NYS Senate, which hopefully is not a temporary circumstance.

De Blasio, Garodnick, Powers and Vichy TA Board already provided essential assistance helping Blackstone to quickly suck out more than $1 Billion from PCVST so far. Things have changed. Honest NYS Senate/Assembly scuttled their plan.

Now, the Blackstone suits are forced to eyeball every last inch of the complex searching for a different PCVST exploitation scheme that can rake in additional billions in a way that does not directly involve, or at least does not appear to directly involve, quickly pushing the remaining middle class PCVST residential community out of their longstanding homes ASAP.

Decades of futile bus trips up to the Albany swamp begging corrupt politicians for an audience accomplished nothing, although the nifty souvenir t-shirt did make a nice badge. Honest elected officials representing us should come to us with their hats in their hands asking us what they can do for us. They should never feel comfortable or welcome approaching us with "their plans" to help us that somehow always deliver everything to the Wall Street/REBNY predators bankrolling them. There could be no good outcome for PCVST residents involving the likes of Speyer, Blackrock, Moelis, Brookfield, Blackstone, etc. To insatiable predators there is no such thing as a "Win-Win" outcome. The word "share" does not exist in their vocabulary. To them, there are only winners and losers. "Win-Win" is corrupt politician jingo tossed out to losing constituents played for a fool.

Solution
NYS/NYC constitutional amendments incorporating statutory recall petitions targeting removal of dishonest elected politicians repeatedly lying to their constituents, then when it counts, repeatedly betraying them on behalf of Wall Street/REBNY predators bankrolling them.

Does Oval Film exist anymore? If you mean the film showings at the Oval, that's another thing. Few people attend, but that isn't the issue. Peace and quiet is, which we are guaranteed.

According to Wiki, the population of this complex 21,049, but a number given for 2010. There has been a steady increase every time, so 25,000 is not really off the mark. Given factors like AirBnb and people lying on the amount of people as what they have, I would venture even more than 25K, but no matter.

I think 30,000 is being nice. My floor has no less than 3 people in any of the 8 apartments. The numbers are 3, 3, 3, 4, 5, 5, 5, 6 (family with 4 kids). They get their numbers based on the leases and people listed as occupants. People can not afford to live here without roommates, so I’d be willing to bet there’s an average of 3 people per apartment, or about 33,000 people.

Even if there were 11,250 people, or 1 per apartment, the % of people at the oval events would still be pathetically low.

STR- Again I use the 30,000 # since that was released by CWC. It was that PR flack name Brian Moriarty,(he was not even a CWC/CompassRock employee, he was just a hired PR flack) who let that # out. So we have at least that amount today, no way it went down. Low balling the actual number of people who live here helps Blackstone market this now dorm dump, it does not help them.

As I entered my elevator today on my way to the recycling room, the strong smell of pot assailed me. This pot situation needs to be addressed but of course with all of the students here it will never me. If PS went through the buildings they could smell the odor through apartment doors. POT is STILL ILLEGAL in NEW YORK Rick. I am sick of smelling it in my building. And on a similar Sty note, the garbage (move out) is still out there on the loop after nearly four hours. Broken chairs, cushions, and other delights .

Hayduk doesn't give a flying fuck about the detritus and filthy mattresses that litter the landscape. I spoke to hi him (in person) once and he laughed it off. Nothing will change so long as he is in charge. He lives in PCV and doesn't have to look at the filth and squalor we do. Filthy mattresses, broken furniture and dog ship plastered all over the place does not make for a decent, clean, comfortable place to live. Maybe that is the Blackstone Standard and is, therefor, the Rick Hayduk standard, but some of us have higher standards and are offended.

They don’t need to do renovations anymore on the market rate apartments. They keep renting them to NYU and all they need is to throw mattresses in which I see them doing. Won’t affect them much because they are renting these units to transients and students anyway. All they need is a mattress and four walls.

I’ve said it time and time again, they bought this place for the land. I agree that they have a magic number of true rent stabilized apartments to leave on their own before they start buyouts and eventually tear down. With these new rent laws I wouldn’t be surprised to see it happen sooner rather than later.

Keep an eye out for Blackstone taking out a fairly big loan!
