Guest Key Card Charges


As if the troubles here in Stuyvesant Town/Peter Cooper Village were not enough, we learn that now guest key cards will cost $8 per card. When the key card system was set up, a certain amount of guest key cards were to have been issued for free.

According to the TA: "This policy is counter to the DHCR order and will need to be looked at." The DHCR is the Department of Housing and Community Renewal.

Yet another example of Andrew MacArthur of CW Capital and Adam Rose acting in bad faith and willfully ignoring the laws and rules and regulations. Once again, what you have here is their utter contempt for tenants living in STPCV.

It is notable that it was Rose Associates who made the representations to the DHCR regarding the number of free key cards and that they did that as part of their argument that the change from metal keys to electronic card keys was a chnage in form rather than substance and not a decrease in services.

The sooner the tenants get ownership and a say in running this place, the better. The first priority after that should be to get rid of Rose.

These money-grubbing assholes have no money to clean the buildings and replace the useless laundry equipment, but they are constantly squeezing money out of tenants to build unwanted "amenities" such as the ice skating rink and all those other Oval commercializations. I wish Rose would just get the hell out of here. When is the TA going to file for diminution of services for all that we has been taken away from us?

So when is the DOB, or whatever the appropriate agency, going to enforce the law and close down the ice skating rink and vendors in the Oval? Someone is getting a nice little payoff under the table for letting them get away with this.

I don't know why anyone would want to skate on the skating equivalent of an above-ground swimming pool. Have you seen what they have at Bryant Park?

You know, a while back I posted (sarcastically) that management would be installing coin operated entries at the front door and that tenants would no longer be given unlimited free entry to their building.

We are now basically there, sans coin box.

Of course, CW pays the bills and has the final say. That said, I sincerely doubt that the food trucks, ice rink and all of the other intrusions (or any of them, for that matter) were CW's idea. CW sets the tone and Rose conjures up the nightmares.

They are jointly and severally responsible for what goes on around here.

It still pisses me off that you can get only as many key cards as there are tenants in the apartment. Considering the laxity of security in general, whoever is in charge of this place can't make the argument that having extra cards floating around makes us less safe. If I want to have a friend water my plants while I'm away, I can't give access to the building without hauling that person over to wherever it is they give out the extra cards. And it's not as though we're getting anything for giving up this convenience.

I think ownership is going to give tenants a whole new set of problems. Besides, I doubt that many residents will be able to afford a co-op or condo. Who has six figures laying around in the bank for such a use? And, after that, maintenance fees that will probably be greater than the rent paid by rent stabilized tenants.

I've always said that the fight should be to maintain affordable housing in Stuy Town/Peter Cooper Village...for everyone.

Might be nice to "own" but, from a practical standpoint, I agree 100% with STR's standpoint as well.

It's just not likely to be financially feasible in the near-term.

I wonder if Rose and CW are deliberately letting the property rot and decay so that tenants will be turned off the idea of ever buying into the place?
I just looked at the LuxLiving facebook page and there are some horrifying photographs taken in PCV. It seems that Rose Associates has made the decision to let the properties descend to the level of a slum while they splurge money on window-dressing like the stupid ice rink and the Oval Atrocities. Meantime, I think we are definitely entitled to rent reductions for diminution of service. This place has become a nightmare and there has to be a reason for it. They are trying to drive out the long-term tenants by grossing them to death! The youngsters probably don't even notice the filth and decay or if they do, they don't care because it is just a pit stop for them til they move on.

I'm sorry but I don't buy into any of these conspiracy theories. I think it is just desperation on the part of Rose/CW, plain and simple. They are thrashing around, trying to make a fast buck, puff the place up to either sell it or just raise the rent roll.

Unfortunately for them, short-sighted, quick-buck plays usually don't work and tenants pay the price in the form of transient misery.

Also, conversely, they're not offering the property for sale to the tenants. Why would they? There are plenty of RE sharks who have their eye on this.

What they're doing is decreasing services, annoying the hell out of residents and playing the waiting game. REsidents will die or move on. It will be worth more than $5 billion in the near future. How about an additional building or two on the open spaces? nice. How about playgrounds all turned into commercial space? i truly believe it will come to this.

There is such a thing as affordable ownership. The key is to take conrtol of the property's future as well as our future.

Rose and the entire senior team, including the trunk room spelunker, are a bunch of mercenaries. Their only interest inte property is the paycheck.

These Roses stink and they have to go.

As to the feasibility/affordability of a tenant purchase - keep in mind that tenant ownership as a non-profit/non-evict/RS venture would make available all sorts of tax abatements and grants not available to a corporate money making venture like TS or CW.

This $8 charge is a clear violation of the DHCR rules. Rose will stop at NOTHING to fuck tenants and the law seems to not apply to them. I hope the TA is going to take this up otherwise I want my membership money back!

None of our Leaders, (the TA or Councilmen )have the power, guts, or brains to stand up to Rose or CW. It is clear to Rose and CW that they can do what they want when they want, and its clear they have no respect for the TA, our councilmen, or the zoning laws. Rose and CW continue to thumb their nose at out leaders.
We need leaders who will fight for the tenants. We need elected officials who will put the needs of tenants first and not their own political aspirations.

We have to put a stop to this abuse of tenants who hold bone fide leases and do not want to live in a dorm or hotel. Where is Dan Garodnick when we need him? Just whose side is he on? If not our side, then why Rose's side? What is Rose doing for him that we don't know about? This place has become the stuff of documentaries and I want to see CW/Rose exposed for the lawlessness and abuses they are heaping on us tenants who call this place home and have no intentions whatsoever of being driven out by these constant harrassment tactics. It strengthens my resolve to stay here!

This video on the Greenmarket was posted to the pcvstrose channel on YouTube JUST 5 DAYS AGO! And the last question asked by the "interviewer" on this video was "Are you gonna spend a lot more time at this Greenmarket?" to which the little boy she asked the question answered "yes".

Sounds to me like Andrew MacArthur, our overlord at CW Capitol Offense, and Adam Rose - folks with no consciences, morals, ethics OR REGARD FOR THE LAW - have every intention of bringing the Greenmarket back next year.

And, again - as with OVAL Kids' art teacher, Adele Unterberg, helping children to create a mural in anticipation of the skating rink, which appeared at the top of a recent "Events at PCVST" email - they have absolutely NO SHAME about exploiting and manipulating the children who live here.

Just when you think that Andrew MacArthur and Adam Rose can't go only lower, somehow they manage to.

Where is an update from the TA and our councilmen? The Xmass tees are being sold from playground 7, The ice skatting rink is set to open this weekend along with the selling of food amd drink from within the tent area. And not a word from our feckless leaders on the subject. CW and Rose continue to thumb their nose at the TA, Councimen, and Zoning rules.

The TA announced at today's meeting that its lawyers have sent a predicate notice to Rose challenging the fee as a reduction in service or a rent overcharge.

Lets give them some credit here.
